The “Easy Button” for Real Estate Investing.
There are many books that promise to show the reader – even one of modest means – how to achieve financial freedom. This book is one of the few that actually delivers, by making a compelling case for the power of rental real estate. Most importantly, it also contains a clear action plan for how to get started – a plan that does NOT involve sending out thousands of fliers, or devoting countless hours to becoming an expert in property valuation. Virtually anyone can start making passive rental income with the approach laid out here. The reader is also armed with many of the ancillary details that a prospective landlord needs to know: everything from how to set up an LLC to offbeat strategies for freeing up enough capital to make that all-important first down payment. The rental real estate how-to is obviously the core of the book, but be sure not skip the introductory chapters, which contain a surprisingly idiosyncratic take on the recent actions of the Federal Reserve. Whether or not you ultimately agree with the author’s hypothesis, this section will make you think about the deeper questions of global finance, a topic that every investor should take some time to consider.Overall, this book is an outstanding achievement, and would be among my first recommendations for anyone interested in investing/personal finance.

Escape the Broken System and Take Control of Your Financial Future
Beyond the Nest Egg is a must-read for anyone looking to take control of their financial future and build wealth outside of the traditional retirement planning system. Joe wrote an easy-to-read book explaining the major flaws with the current financial system and 401k’s. He then outlines practical strategies for generating passive income through real estate and other alternative investments. Anyone from a financial beginner to an expert can learn something here.I especially appreciated the guide to real estate investing. The book covers everything from finding profitable properties, financing, and strategically selling. The author uses real-world examples to show how average investors can replace their paycheck through rental income. There are also useful tips on minimizing taxes and leveraging home equity. While real estate is the primary focus, the book also covers proven wealth-building strategies beyond just stock market investing. No matter your current financial situation, you will come away with a plan to take control and secure your own financially independent retirement. I highly recommend this book to anyone interested in alternative asset classes and building lasting wealth outside the traditional retirement system.

Well organized, easy to read and makes sense
I bought this book and scanned it initially. Then I read it a second time in depth and now I keep it on the desk for quick reference. This is a well organized and easy to read book. The author is logical and systematic in his reasoning. For everyone who is looking for more than just the usual financial pablum, this is a good book for you to read. I would buy it again….. and just may do that for Christmas gifts!
